How we reported this

Roxburgh Park's commercial property market is showing clear signs of momentum as several large-scale redevelopments and retail openings move forward. For business operators tracking the area, the activity represents a notable shift in a suburb that has long been dominated by residential development.
Former Masters site slated for mixed-use overhaul
The most significant single transaction in recent years came when Kennard's Self Storage acquired the former Masters Hardware site in Roxburgh Park for $35 million. The company plans a mixed-use redevelopment that will include self-storage, retail space, and fast-food outlets.
The site, which had sat empty following the collapse of the Masters chain, is one of the largest commercial parcels to change hands locally. The Kennard's project signals confidence in the suburb's capacity to support diverse commercial activity beyond the traditional shopping centre model.
According to The Industrialist, the deal was brokered by Savills.
Roxy Central and Roxburgh Village change hands
In the neighbourhood retail sector, the 5,000 square metre Roxy Central shopping centre is nearing completion. FoodWorks is scheduled to open at the centre, which is already 90% pre-committed to various commercial uses. The high pre-commitment level suggests strong tenant demand for modern, well-located retail space in Roxburgh Park.
At the larger end of the market, JY Group purchased the Roxburgh Village mall from Vicinity Centres for $123 million. The centre's major tenants include Aldi, Coles, and Sacca Fine Foods. The sale price reflects the enduring appeal of anchored neighbourhood centres in growth corridors.
Burgess Rawson and Realestate Source reported on the respective deals.
Development approvals and infrastructure investment
Despite the large transactions, the suburb's commercial development approvals remain modest. In FY-26, $4.3 million in commercial development approvals were registered in Roxburgh Park. The figure is low by metropolitan standards and underlines that the area is still predominantly residential, with commercial development happening in pockets rather than across a broad front.
Infrastructure spending is also supporting the commercial ecosystem. A $500,000 state-funded upgrade to the Roxburgh Park Pavilion at Lakeside Reserve is underway. Officials expect completion in early 2026. The improved facilities will benefit local sports clubs and community groups, which in turn supports foot traffic for nearby businesses.
Details of the pavilion upgrade were reported by AreaSearch.
What businesses need to watch
For operators considering Roxburgh Park, the current market offers a contrast between big-ticket redevelopments and lower overall commercial approvals. The Kennard's and JY Group investments suggest that well-located, large-format sites can attract national and international capital, but the slower approval pipeline for smaller commercial projects means available space may be limited in the near term.
Businesses that can secure space in the pre-committed Roxy Central or near the new mixed-use developments are likely to benefit from the population growth the suburb continues to experience. However, the absence of a broad development surge means operators should move quickly on opportunities that do arise.
The combination of new retail openings, a major mixed-use project, and public investment in community facilities suggests Roxburgh Park is entering a phase of careful, selective commercial growth. For businesses that align with the suburb's evolving needs, the timing may be right.
