Altona North Housing Plans: Key Decisions Ahead on Scale and Infrastructure

Altona has recorded approximately 123 dwelling approvals each year over the past five years, adding up to 616 homes in total, with 70 percent consisting of townhouses or apartments.

Major Projects Taking Shape

Two large-scale developments are already advancing. The Alfie Altona North project will deliver 127 medium-density townhouses on a 2.4-hectare former school site and includes 10 percent affordable housing plus a 2,000 square metre central park. Separately, Mirvac’s The Fabric in Altona North is a $350 million masterplanned community of 500 homes on a 67-hectare rezoned industrial site, with Stage 1 reported as 85 percent sold and overall completion expected by FY2029.

The Altona North Comprehensive Development Plan is designed to unlock approximately 3,000 new dwellings over 20 years. It incorporates a new town centre, around 1,000 local jobs and at least 5 percent affordable housing.

Infrastructure Projects and Next Steps

Several infrastructure works are influencing how these projects proceed. The Maidstone Street Level Crossing Removal remains under construction, the Altona Pier Redevelopment has been completed, and the planned relocation of the Altona railway station to Diebsteich is listed among the supporting measures.

Local authorities and developers now face decisions on sequencing construction timelines, securing the required affordable housing components, and coordinating the remaining infrastructure upgrades with the rollout of the Comprehensive Development Plan. These choices will determine how quickly the additional dwellings and associated facilities come online.
