Doncaster Approves Hundreds of New Homes Across Multiple Neighbourhoods

Outline plans for 390 new homes in the Carr Lodge phase of the Balby extension have secured approval. Phase 1 delivered 340 homes while Phase 2, covering 460 homes, is now under construction. These decisions align with the Doncaster Local Plan covering 2015 to 2035.

Balby Extension and Carr Lodge Phase

Approval of the Carr Lodge outline plans marks the next stage of the Balby extension. Completed units in Phase 1 provide a base for the ongoing Phase 2 work. The Local Plan lists active Neighbourhood Plans for Armthorpe and Auckley that sit alongside this development.

Lutterworth Drive Affordable Homes

A partnership between Strata and Great Places Housing Group will deliver 53 affordable homes at Lutterworth Drive. The scheme includes social rent properties and sustainable energy features such as solar panels. This project adds to the range of housing types supported under current planning frameworks.

Waterdale Regeneration Plans

Major regeneration plans for the Waterdale location target the underutilized shopping area. The proposals include new residential, commercial and public spaces along with a potential NHS health on the high street centre. These steps aim to bring additional activity to the site.

Bessacarr and Rose Hill Site

Construction has begun on a greenfield site in Bessacarr at the Rose Hill neighbourhood. Miller Homes is building 121 new residences after a planning appeal overturned an earlier rejection recorded in 2023. The work follows the framework set out in the Local Plan.

Neighbourhood Plan Preparations

The Doncaster Local Plan identifies active Neighbourhood Plans for Armthorpe, Auckley and others. Barnburgh and Harlington along with High Melton remain in preparation. These documents guide local input into future housing and infrastructure decisions.
