How we reported this
Northcote has now seen 889 new homes completed under the redevelopment, including every one of the 480 social homes that were planned. This total exceeds the original number of social dwellings on site by 180, according to the Northcote Development quarterly update.
The scale of change matters now because the project has shifted from early demolition and site works into active construction of market and rental housing. With around 300 homes already under construction and infrastructure work finished, residents can expect visible additions to the housing supply through the coming seasons rather than further major disruption from pipe laying or site clearing.
Local streets have gained 2 kilometres of new or upgraded roads and footpaths, while 71 streetlights have been installed. Three new or improved parks are open, and more than 27,900 plants plus 440 trees have been added across the neighbourhood. All land development and underground services, including 12 kilometres of stormwater, water and wastewater pipes, are complete.
Numbers from the latest update
The completed homes break down across five stages, with social housing finished in every stage and market homes delivered in two of them. More than 1,200 additional homes are still expected to reach the private market once the full development ends. The source for these figures is the Northcote Development website quarterly update for the final three months of 2025.
Work scheduled through 2027
Builders have started an eight-level rental apartment project beside the town centre that will add 93 long-term rental homes. Two six-level apartment buildings are advancing, with the first due for completion in early 2026. Terrace housing on one street near the centre is finished, and further terrace homes on another street are listed to begin later this year. Additional walk-up apartments and a small group of homes beside an existing greenway are expected to start in the 2026-27 summer. People looking for a new home in the area can view current listings on the development site.
