Young Professionals Drive Albert Park Property Sales Surge Since 2026
The area around Bridport Street and Montague Street has recorded a sharp rise in sales to buyers under 35 since the start of 2026.

Transactions in the pocket bounded by Bridport Street and Montague Street rose 38 percent in the six months to June 2026 compared with the same period last year.
The increase reflects a broader move by young professionals toward compact, walkable streets that sit minutes from the lake and established tram routes. International supply-chain strains and shifting office policies have pushed many workers to lock in shorter commutes rather than wait for further price swings.
Street-level changes underway
Along Danks Street the former printworks at number 62 reopened in March as a 24-desk co-working hub operated by the local group Albert Park Collective. Two doors down, the Page Street cafe formerly known as Red Brick now stays open until 10 pm on weeknights and hosts monthly networking sessions run by the same collective. Both venues sit inside the 300-metre radius that recorded the highest volume of new buyer inquiries in the suburb this quarter.
Further east on Victoria Avenue the old service station site at the corner of Mills Street received planning approval last month for 18 one- and two-bedroom apartments scheduled to complete in late 2027. The developer lodged the application after three separate off-market sales of nearby terraces in April and May fetched between $1.35 million and $1.48 million.
Price evidence and buyer profile
CoreLogic suburb data released on 2 July show the median price for three-bedroom houses in that same pocket reached $1.52 million, a 12 percent lift from the December 2025 figure. Auction clearance rates for properties under $1.6 million in the pocket hit 78 percent in the June quarter, compared with 61 percent across the rest of Albert Park.
Most contracts went to first-home buyers employed in software, design and finance roles. Settlement records list 14 purchases settled by buyers aged 28 to 34 between January and June, double the number recorded in the prior six months.
Agents expect three more terraces on the same block to reach the market before the end of July. Prospective buyers should check current listings with local firms and confirm stamp-duty concessions before the next scheduled auctions on 22 July.
