Berwick Property Register figures for June show the median price for bungalows with three or fewer bedrooms reached £278,500, up £14,000 since December 2025. Detached houses in the same size bracket averaged £342,000 over the same month, widening the price gap that makes downsizing attractive.
Owners considering a move are advised to contact the council's adaptation team before listing, as grant approvals currently take six to eight weeks. Several local agents are also running free valuation mornings at the Berwick Library on the first Tuesday of each month to help residents gauge current values.
