Agents report that properties here often feature single-level layouts and secure parking, features listed in 28 of the 41 sales tracked by local records. Several buyers also cited proximity to the Box Hill Hospital outpatient clinic on Nelson Road for regular appointments.

One three-bedroom townhouse on Prospect Street sold in April for $895,000 after 12 days on market, while a similar unit two streets away reached $870,000 in May. These figures sit 6 percent above the median for comparable dwellings sold in the same period last year.

Local listings show 19 additional units in the same catchment currently under contract, most with settlement dates set before September. Downsizers inspecting now are advised to review body corporate fees and strata reports early, particularly for buildings constructed before 2010 that line Station Street.
