Build-to-Rent Projects Near Box Hill Central Offer Tenants Longer Leases

Two new build-to-rent blocks opened on 8 July 2026 on Station Street, giving tenants three-year leases at fixed rents that start at $485 a week for a two-bedroom unit.

The timing matters because private landlords in the area have raised rents four times since January 2025, pushing many households to seek alternatives that lock in costs for longer periods.

Developers behind the Station Street towers and the adjacent site next to Box Hill Gardens have partnered with Whitehorse City Council on a rates rebate program that runs through 2028. The same council program also covers maintenance of shared gym and co-working spaces inside both buildings.

Market data released last month by the Box Hill Property Association showed average two-bedroom rents across the suburb reached $520 a week in June 2026, while the new build-to-rent units sit 7 percent lower and include utilities up to a $120 monthly cap.

Lease terms and services

Residents at the Station Street project receive on-site management that handles repairs within 24 hours and allows pets without extra bonds. The Box Hill Gardens site adds a shuttle service to the station that runs every 15 minutes during peak hours.

Tenants can also access a shared laundry and parcel lockers without additional fees, features that private rentals on nearby streets such as Carrington Road still charge separately for.

Applications for the remaining units open on 15 July through the developers’ websites. Prospective tenants should compare total costs including the utility cap against listings on Carrington Road and check whether their current lease ends before the end of 2026 to avoid overlap penalties.
