Broadmeadows Gentrifying Pocket Attracting Young Professionals
The area bounded by Meadowbank Street and the old rail yards has seen a surge in buyers under 35 locking in homes before prices climb further.

Properties along Meadowbank Street changed hands at a median of $685,000 in the first half of 2026, up from $595,000 the previous year, as young professionals moved into the pocket north of Broadmeadows Station.
The shift matters because council records show planning permits for small apartment conversions and home offices rose 28 percent between January and June this year, the fastest pace in five years. Buyers cite shorter commutes to the new logistics park on Hume Highway and the arrival of fibre broadband in the same streets as the main drivers.
Street-level changes
Two blocks east of the station, the old Broadmeadows Mechanics Institute building reopened in March as a 24-desk co-working space run by the local chamber of commerce. Three doors down, the former post office on Station Street now houses a cafe that opens at 6 a.m. for shift workers. Both sites sit inside the 0.8-square-kilometre pocket where terrace stock from the 1920s and 1930s is being restored rather than demolished.
Real-estate agent files list 17 sales in that pocket since January, twelve to owner-occupiers aged between 28 and 34. Six of those buyers secured 10-percent deposits through the state’s first-home buyer stamp-duty concession that expires at the end of 2026.
Price evidence and next steps
CoreLogic data released last week put the suburb’s overall vacancy rate at 1.9 percent, the lowest since 2019. In the Meadowbank pocket the figure sits at 0.8 percent. Two-bedroom terraces that rented for $420 a week in 2024 now command $510, according to listings lodged with the rental bond authority.
Buyers planning to enter before the next interest-rate decision in August should check the council’s heritage overlay map first. Streets inside the overlay require permits for any external change, which can add six to eight weeks to settlement. Those outside the overlay but still within the pocket face fewer restrictions and are moving faster at auction.
