22-Storey Tower Brings 280 New Apartments to Broadmeadows
A 22-storey apartment building approved for construction at the intersection of Pascoe Vale Road and Broadmeadows Road will add 280 units to the suburb's housing stock starting in early 2028.
How we reported this
Broadmeadows City Council approved the 22-storey tower on July 8, clearing the way for developer Hume Developments to begin site works by March 2027 on the former industrial lot at 145 Pascoe Vale Road.
The timing aligns with sustained population growth in the area and pressure on existing stock after the council's 2025 housing strategy projected a need for 4,200 additional dwellings by 2030. Local agents report that similar projects completed in 2024 sold out within nine months, pushing median unit prices up 11 percent year on year.
The site sits two blocks from Broadmeadows Railway Station and directly opposite the Broadmeadows Plaza shopping centre, where foot traffic has risen 18 percent since the 2024 expansion of the adjoining market hall. Planners also cited proximity to the council's new Broadmeadows Community Hub program, which opened last October and provides after-school services for 650 families.
Council records show current median unit prices in the immediate postcode stand at $462,000, with one-bedroom apartments leasing for an average $410 per week. The new tower will include 90 one-bedroom units priced from $385,000 and 120 two-bedroom units from $495,000, according to the lodged sales schedule. Comparable stock in the adjacent Jacana pocket has moved at an average 14 days on market since January.
Supply and price effects
Local valuers expect the extra supply to moderate price growth in the $400,000 to $550,000 segment over the next two years while increasing rental options near the station. The project also commits 15 percent of units to the council's affordable housing register, a requirement introduced under the 2025 planning scheme amendment.
Buyers and investors should monitor the release schedule set for late 2026 and compare floor plans against existing stock at the nearby Dallas Gardens estate, where similar units have held value better than older walk-ups. Early registration with Hume Developments will give priority access to the first 80 units, with settlement expected from 2028 onward.
