Coburg West: An Overlooked Suburb on the Cusp of Rezoning
Council documents released last month outline plans to rezone parts of Coburg West from low-density residential to mixed-use by early 2027.
How we reported this
Coburg City Council placed a rezoning proposal for Coburg West on its July agenda, targeting 47 hectares bounded by Pentridge Road and the Merri Creek Trail for higher-density housing and small commercial nodes.
The timing aligns with a 12 percent rise in housing applications across northern Coburg since January, driven by limited stock near the upgraded Coburg Station interchange that opened in 2025.
Streets and Sites Under Review
Properties along the western end of Bell Street and around the former Coburg Drive-In site on Pentridge Road sit at the centre of the draft maps. The Coburg Historical Society submitted a separate heritage overlay request last week covering six Federation-era homes on the same stretch. Nearby, the Coburg North Primary School catchment already shows enrolment growth of 19 students this term, adding pressure on local infrastructure.
Residents at the June information session at Coburg Town Hall raised questions about traffic on the narrow laneways off Sussex Street, where several blocks currently hold single dwellings on 650-square-metre lots.
Price Data and Market Signals
CoreLogic figures for the March quarter show the median sale price in Coburg West at $712,000, a figure 8 percent higher than the same period in 2025. Clearance rates at local auctions held by Ray White Coburg averaged 71 percent over the past six months. Two blocks on Sussex Street sold in May for $795,000 and $820,000 respectively, both under existing single-dwelling zoning.
Developers have lodged preliminary enquiries for three sites near the Merri Creek Trail entrance since the council papers went public on 15 June.
Buyers considering entry now should review the full rezoning timeline on the council website and attend the next public consultation at Coburg Town Hall scheduled for 12 August.
