Eastern Collingwood Fringe Rezoning Could Transform Values Near Rail Line
Planning records point to mixed-use changes that could lift values in this quiet stretch near the old rail line.
How we reported this
City planning files dated June 12 show the eastern fringe of Collingwood along the former rail corridor could move from industrial to mixed-use zoning by March 2027.
The change would open blocks now occupied by low sheds and storage yards to apartments and small retail. Demand for homes within walking distance of the Johnston Street tram stop has risen steadily since the start of 2025, when two nearby office conversions sold out in nine months.
Local anchors already in place
Residents on Gipps Street pass the Collingwood Community Centre each morning on their way to the Peel Street Business Network office. The network has run a small business incubator program since 2023 that occupies three ground-floor units in a brick warehouse at the corner of Cambridge Street. Two blocks south, the Saturday Collingwood Farmers Market on the old depot site draws 1,200 visitors on average, according to market logs kept by the Collingwood Traders Association.
Those foot traffic counts matter to developers watching the rezoning timeline. The market site sits inside the proposed new zone boundary.
Price evidence and timeline
Median sale prices for houses and small industrial lots in the eastern fringe reached $485,000 in May 2026, the Collingwood Property Institute reported on its quarterly release dated 3 June. That figure is 9 percent higher than the May 2025 median. Three vacant lots on Cambridge Street changed hands in April at prices between $410,000 and $470,000, all above the 2024 assessed values.
Buyers who want to move before formal rezoning should visit the planning counter at Collingwood City Hall on Smith Street before the end of July. Staff there hold the current draft maps and can confirm which parcels fall inside the boundary. Early applications for pre-lodgement meetings close 15 August.
