Board records show the median sale price for detached homes reached $698,400 in June, a 4.1 percent rise from May. Townhouse units averaged $574,200, with investor transactions comprising 44 percent of those closings. Days on market for properties under $650,000 fell to 11 from 19 a year earlier.

Properties listed on Maple Street and near the Collingwood Farmers Market saw bidding wars resume in late June after several months of single-offer deals. One investor paid $712,000 for a three-bedroom semi-detached house that had drawn seven registered bids, according to the listing brokerage file.
Smaller private investors have returned through local partnerships rather than offshore vehicles, reducing the average time from listing to accepted offer on entry-level stock.
