Collingwood Rail Extension: New Commuter Suburb 2028
Rail line extension to Collingwood's eastern fringe cuts commute times to CBD from 42 to 23 minutes. New transport infrastructure driving property investment surge.
How we reported this
A 4.2-kilometre rail spur from the existing Collingwood Station to the former industrial yards east of Peel Street opened for tender last week, turning the area once known as the old brickworks into the city’s newest commuter catchment.
The project arrives as Collingwood records its fastest population inflow in a decade, with the municipal planning department logging 1,180 new residential applications in the first half of 2026 alone. City engineers say the spur will cut peak-hour travel times to the financial core from 42 minutes by bus to 23 minutes by train, a change that developers have already factored into site plans.
Street-level changes along the corridor
Construction fencing now runs along the south side of Victoria Parade between Smith Street and the new station site at the corner of Cambridge Street. The Collingwood Market, which operates every Saturday on the adjacent lot, will lose two parking bays but gains a direct pedestrian underpass funded by the transport authority. Further north, the Collingwood Chamber of Commerce has secured a $2.4 million grant to install bike lockers at the future station entrance, part of the city’s Active Transport Program launched in 2024.
Real-estate data from the Collingwood Property Registry shows median unit prices in the Cambridge Street precinct rose 11 per cent between January and June this year, outpacing the city-wide average of 6 per cent. Two mid-rise projects, one at 47 Peel Street and another at 12 Cambridge Street, received planning approval last month for a combined 312 apartments, both citing the rail timetable as the primary sales hook.
Next steps for buyers and renters
Residents interested in the new catchment can review the latest station precinct plan on the city website or attend the information session scheduled for 18 July at the Collingwood Library branch on Smith Street. Pre-sales for the approved buildings begin in August, with one-bedroom units listed from $485,000. The transport authority expects track laying to start in September 2026 and service to commence in the second quarter of 2028.
