Young professionals flock to southeast Craigieburn as unit prices surge

Young professionals are buying into the southeast pocket of Craigieburn bounded by Hanson Road and Bridgewater Boulevard at the fastest pace recorded in three years.

The shift matters now because lending rules eased in late 2025 and local transport upgrades finished ahead of schedule in March this year. Those two changes opened the door for first-home buyers who had been priced out of established pockets closer to the station.

Street-level changes along Hanson Road

Corner blocks on Hanson Road that once held single weatherboard homes now host three-unit developments marketed directly to commuters. Two blocks from the intersection with Aitken Boulevard, the Craigieburn Library runs weekly after-hours networking sessions that have drawn consistent crowds since the program started in April. Further east on Bridgewater Boulevard, the new community hub at the former Mickleham Road reserve site opened its doors in February and already hosts co-working desks used by residents who work in the city during the week.

Real estate data released by the Craigieburn Property Council last month showed the median unit price in the pocket reached $485,000 in June 2026, up 11 per cent from the same month in 2025. Sales volumes for properties under $550,000 climbed 23 per cent in the same twelve-month window, with 41 per cent of those contracts signed by buyers aged 25 to 34.

Agents report that properties listed this month are receiving offers within ten days when priced under the current median. Prospective buyers can inspect four units on Hanson Road this Saturday morning or attend the next library networking session on 15 July to speak with recent purchasers about strata costs and parking allocations.
