Clearance Rate Trends Over the Past Month
Cranbourne auction results edged higher through June as more properties found buyers at or above reserve.
How we reported this

Cranbourne clearance rates climbed to 71 percent last month after sitting at 63 percent through May. Auction houses recorded 42 sales from 59 listings between 1 June and 30 June.
The shift matters now because local vendors who held off earlier listings are testing the water again while interest rates hold steady. More stock entering the market has lifted competition at several venues without pushing prices sharply higher.
Results from blocks on Lyall Street near the Cranbourne Racecourse and from townhouses in the Botanic Ridge estate both contributed to the gain. Agents at the Cranbourne Property Association noted stronger attendance at inspections held at the Cranbourne Gardens community hall during the final fortnight of June.
Street-level patterns
Four properties on High Street cleared on 20 June after passing in at earlier auctions in May. Median sale price for those homes reached 685000 dollars, up 18000 dollars from the May median on the same stretch. A three-bedroom house at 14 Lyall Street sold for 712000 dollars on 27 June after three rounds of bidding.
Clearance at the Botanic Ridge estate stood at 78 percent for the month, with five of six listings under the hammer finding new owners. The single pass-in there was relisted privately and sold within eight days.
Next steps for buyers and sellers
Agents advise checking the next scheduled auction list at the Cranbourne Property Association office by 15 July. Prospective buyers should attend at least two open inspections on any target street before registering. Vendors are urged to set realistic reserves early, given the modest but consistent lift in clearance activity.
