Buyers appear to favor properties with private outdoor space after months of economic uncertainty tied to global tensions and shifting work patterns. The split widens a gap that first appeared in late 2025 when interest rates stabilized but inventory remained tight for larger homes.

Local market patterns in specific Deer Park pockets

Along Elm Street near the Deer Park Community Center, three-bedroom houses listed between $465,000 and $510,000 moved within four weeks on average last month. In contrast, two-bedroom units at the Oakwood Plaza development on Pine Avenue saw price cuts of $8,000 to $15,000 before contracts were signed. The Deer Park Housing Authority reported 42 new listings for detached homes in the Maple Grove neighborhood during June, compared with 67 unit listings across the same period.

Board data released on July 1 showed the median detached home price reached $485,000 while the median unit price stood at $312,000. Sales volume for houses increased 12 percent year-over-year, while unit transactions fell 7 percent. These numbers reflect 214 house sales and 189 unit sales recorded between April and June.
