Deer Park Maple Grove Corridor Emerges as Growth Hub with New Infrastructure

Work crews completed paving on the final segment of the Deer Park Expressway extension this week, with the full two-mile link scheduled to open to traffic on 15 July 2026.

The project shortens drive times from the Maple Grove neighbourhood to the central business district by up to 12 minutes and opens previously underused parcels for mixed-use redevelopment along the route.

New links reshape daily routes

Traffic counts on nearby Maple Avenue already show a 22 percent rise in morning volume since the first section opened in March. The extension ties directly into the Riverside Plaza commercial node and feeds the Deer Park Innovation Hub at 450 Oak Street, where three technology firms signed leases last quarter.

City planners approved the corridor zoning changes in December 2025 after the Deer Park Development Authority secured state matching funds for the roadwork. Those changes allow four-storey buildings on lots that previously carried two-storey limits.

Prices and transaction data track the shift

Median sale prices in Maple Grove reached $512,000 in the second quarter of 2026, up 18 percent from the same period last year, according to Deer Park Realty Board figures released last month. Twenty-seven properties along the planned extension sold above asking price between April and June.

Inventory remains tight at 48 active listings, down from 71 a year earlier. Three parcels near the new interchange at Elm Street are under contract for apartment projects that will add 180 units by late 2027.
