Epping’s Silverdale Outshines Neighbourhoods as Affordable Investment Standout
Silverdale tops the charts for value growth, drawing buyers priced out of nearby Epping precincts.
How we reported this
Silverdale, a quiet corner of Epping best known for its leafy streets and family-run bakeries, has outperformed every surrounding precinct in value growth over the past 12 months, according to recent data from Epping Property Insight.
The upsurge in Silverdale is turning heads among investors and first-home buyers alike, as affordability and rising demand diverge sharply from stagnant growth in neighbouring pockets like Beecroft Park and Norris Parade. The local real estate market has seen rapid segmentation, with buyers forced to reconsider their priorities amid tightening lending and persistent supply shortages in central Epping districts.
The Silverdale Difference
Within walking distance of Epping North Reserve and the bustling Epping Plaza, Silverdale boasts a notable mix of post-war bungalows, recent infill townhouses, and mid-rise apartments. The area has long been a preferred enclave for young families seeking value, with local schools such as Epping Heights Primary and community assets like the Epping Community Hub drawing new residents over the past three years. Recent upgrades to the Springfield Road shopping strip have also given the neighbourhood fresh appeal.
Numbers released in June by Epping Property Insight show Silverdale’s median house price climbing 8.2% year-on-year to $762,000, making it the only precinct in Epping to record price growth above 6% during the period. In comparison, Norris Parade and Beecroft Park both logged less than 2% growth, and several parts of South Epping remained flat. Agents attribute the surge in Silverdale partly to lower entry prices relative to Epping’s heritage streets, and to the new busway terminals along Silverdale Avenue, which have boosted commuter interest.
Looking Ahead
With off-plan apartments selling briskly at Silverdale Gardens, and the Epping Council’s recent approval of 55 new dwellings along Nicholson Lane, local stock will remain tight through spring. Buyers are being urged to move quickly but remain cautious as the market remains sensitive to interest rate movements. First-time buyers can book complimentary property planning sessions through the Epping Local Housing Program until September. Meanwhile, investors looking for reliable returns are keeping a close watch on Silverdale’s next wave of releases.
As tighter lending and ongoing infrastructure projects reshape the market, Silverdale’s run appears far from over, at least until more stock lands in the area’s popular family housing corridors.
