The median entry price for a first-home purchase in Epping now stands at £385,000, according to Land Registry data released last week for transactions registered in May. That figure is £23,000 higher than the equivalent median recorded in July 2025. Stock remains tight, with only 37 homes marketed under £400,000 across the Epping wards at the start of this month.
