Footscray Home Values Track 2021 Boom Cycle Closely
Median prices have posted their steepest three-month gain since the earlier surge, driven by renewed buyer interest along key local strips.
How we reported this

Footscray median house prices climbed 8.4 percent between April and June this year, the sharpest quarterly rise recorded since the 2021 cycle.
The increase arrives as borrowing costs have held steady for five straight months and inventory remains tight on several inner-west streets. Local agents note that the pattern of quick sales and multiple offers repeats the sequence seen five years earlier, when prices jumped after a period of low listings.
Recent transactions on Barkly Street near Footscray Market and on Paisley Street close to the railway station account for much of the movement. Two three-bedroom homes on Barkly Street sold within nine days of listing last month, both above the suburb median, while a renovated terrace on Paisley Street cleared at $1.05 million after a single open inspection.
Price Data and Sales Volume
CoreLogic suburb figures released on 7 July show the median Footscray house price at $915,000, up from $844,000 at the end of March. That compares with a 7.9 percent lift over the same three months in 2021. Sales volume reached 187 dwellings in the June quarter, versus 142 in the corresponding period five years ago.
Units followed a similar track, with the median unit price reaching $612,000 after a 6.1 percent gain. The strongest activity clustered around the Maribyrnong River edge and the small blocks off Nicholson Street.
What Buyers Should Watch
Properties listed under $950,000 continue to attract the most competition, while homes above $1.2 million take longer to clear. Prospective purchasers are advised to review recent comparable sales on Barkly Street and Paisley Street before making offers and to secure pre-approval ahead of any inspection.
Those planning to sell in the next quarter should prepare documentation early, as the current pace of inspections suggests the window for strong results may close once spring listings increase.
