CoreLogic figures released this week show median sale prices for properties within 300 metres of the Maribyrnong River in Footscray reached $915,000 in June, up from $795,000 at the start of the year.
The lift follows council approval of new riverbank access points and path upgrades completed in April, which opened direct pedestrian links from Hyde Street to the water. Buyers have responded to the added green space and the short walk to Footscray Railway Station, where services run every eight minutes during peak hours.
Riverbank Upgrades Lift Local Values
Two stretches stand out. On the western side of Barkly Street, three houses sold in May above $1.05 million, each with direct views across the river to Footscray Park. On the eastern side, units in the 2023-built complex at 45 Napier Street cleared between $620,000 and $680,000, a 12 percent jump from comparable sales recorded in late 2025. The Footscray Market, two blocks inland, continues to anchor foot traffic, while the new river trail extension now connects directly to the market’s rear entrance.
Local agents report that 22 waterfront listings have exchanged since January, compared with 14 in the same period last year. Average days on market for these homes fell to 18, down from 31 twelve months earlier.

Properties listed now with established river access are drawing multiple offers within the first week. Prospective purchasers should check the Maribyrnong City Council planning portal for any remaining flood overlays on individual titles before bidding. Sellers preparing to list in the next quarter are advised to complete minor external repairs to decks and fencing, as recent sales data shows these features added between $35,000 and $50,000 to final prices on comparable blocks.
