Returning Buyers Drive Up Competition for Hawthorn Homes
Buyers who stepped back earlier this year are returning to the market and driving up contest for listings in established pockets.

Investor groups have re-entered the Hawthorn market in noticeable numbers over the past six weeks, pushing the number of active bidders on individual properties from an average of two to four in several pockets. The shift has already produced three cases of properties selling above reserve on Glenferrie Road in the last fortnight.
Global tensions in energy routes and defence spending have prompted some capital to seek bricks-and-mortar positions closer to home. Local agents report that the first wave of returning investors has focused on established stock rather than new builds, tightening supply in streets where turnover normally runs at eight to ten listings a month.
Competition Concentrates on Auburn and Hawthorn East
Properties within 800 metres of Auburn station and along the eastern end of Burwood Road have drawn the strongest interest. Two investor syndicates competed for a three-bedroom weatherboard on Lisson Grove last week, lifting the final price 7 per cent above the quoted range. The Hawthorn Community Housing Trust noted a parallel rise in inquiries for its shared-equity program, with three applications lodged in June compared with one in April.
Further south, the strip between Tooronga Road and the Yarra has seen similar activity. A four-bedroom terrace on Mason Street attracted five registered bidders at its 2 July auction, the highest count recorded there since November 2025.
Median Prices and Clearance Data Track the Change
Domain Group figures released on 6 July showed Hawthorn’s median house price at $1.92 million, up $68,000 from the May reading. Auction clearance rates across the suburb reached 78 per cent in the four weeks to 5 July, compared with 61 per cent in the same period last year. Stock on market sits at 142 dwellings, 19 fewer than the five-year average for early July.
Buyers who delay inspections until the weekend are now finding open homes booked out by Thursday evening. Agents advise preparing finance pre-approval letters and setting inspection times early in the week to secure a position before competition builds.
