The Hawthorn City Council approved the final stage of the Burwood Road tram extension on 7 July 2026, adding three new stops between Power Street and Auburn Road.
The works link directly to the existing Glenferrie Station precinct and cut travel time to the central business district by eight minutes for residents east of Burwood Road. Investors have already responded with 14 contracts exchanged on properties within 400 metres of the new stops since the announcement in May.
The corridor sits inside the larger Hawthorn growth zone mapped by the local planning authority last year. The upgrade coincides with the opening of the redeveloped Hawthorn Library and Community Hub on Glenferrie Road, which now offers co-working space used by 120 small businesses.
Named streets drawing buyers
Agents report strongest interest on Power Street and the southern end of Auburn Road, where three-bedroom weatherboard houses listed between $1.35 million and $1.55 million sold within 12 days in June. One four-bedroom home at 47 Power Street fetched $1.62 million on 28 June, $170,000 above the June 2025 median for the same street.
Further east, the council has fast-tracked a $4.8 million upgrade to the Hawthorn Aquatic Centre on Rathmines Road, due for completion in December 2026. The project includes a new 25-metre outdoor lane pool and expanded car park that will serve the growing number of families moving into townhouses on Mason Street.
Price evidence and next steps
CoreLogic data released on 3 July shows the Hawthorn median house price reached $1.48 million in the June quarter, a 9.4 per cent rise from the same period in 2025. Units along the corridor averaged $785,000, up 7.1 per cent year on year.
Buyers should inspect the three remaining auction listings on Auburn Road before the next settlement deadline on 15 August. Local conveyancers advise checking flood overlays on blocks south of Burwood Road before contracts are signed.
