Named projects reshape daily access
The City of Heidelberg's 2024 mobility plan names the Rohrbach terminus at the corner of Bergstraße and Kirchheimer Weg as the key interchange point. A new 420-space park-and-ride facility opened there last month beside the existing VRN bus hub. Further west, the Heidelberg Innovation Park on the former US army site at Campbell Barracks has leased its first three office buildings to life-science tenants, adding 850 jobs within walking distance of the new residential blocks on Römerstraße.
Residents already use the Bergheimer Straße cycle path that links Rohrbach directly to the university clinics in Neuenheim. Planners expect the full tram extension to cut peak-hour travel times to the Altstadt by eight minutes once it opens in March 2027.
Prices and buyer patterns
Transaction data from the local Gutachterausschuss shows 142 apartments changed hands in Rohrbach in the first half of 2026 at an average €4,720 per square metre. Two-bedroom units in the new Römerstraße developments listed at €385,000 and cleared within six weeks. Comparable stock in Handschuhsheim now trades 12 percent higher, pushing buyers toward the corridor.
Buyers should check the latest zoning maps at the city planning office on Kurfürsten-Anlage before committing. Early reservations for the next release of 68 apartments on Kirchheimer Weg open on 1 August through the municipal housing agency.
