Further east, units near the Keilor Village Shopping Centre averaged 55 days on market and closed 6.1 percent below first quotes. The Keilor Community Centre hosted a June auction series where only two of seven lots sold on the night, forcing the remainder into post-auction negotiations that produced further reductions.
Comparable data from the same service showed that properties within 400 metres of the Old Calder Highway recorded the steepest average discount at 5.8 percent. Two townhouses on Arundel Street, listed at $785,000 and $810,000 respectively, both settled after 61 days with final prices 4.9 percent lower than the advertised figures.

Buyers entering the market this month should review the weekly clearance report issued every Friday by the Keilor Property Data Service before making offers. Those already under contract can request a 10-day extension on finance clauses if comparable sales on the same street continue to soften. Sellers preparing new listings are advised to set the initial price no more than 3 percent above the most recent comparable sale to avoid the repeated cuts that have extended marketing periods.
Agents at the Keilor Village Shopping Centre office reported that properties priced within 2 percent of recent sales cleared in 29 days during June, compared with the suburb average of 48. The pattern suggests that realistic pricing still produces faster results even in the current slower environment.
