The result comes as clearance rates across the suburb held at 72 percent through June, with buyers showing renewed interest in established family homes near transport links. Local agents noted that the sale price exceeded the median for comparable three- and four-bedroom properties by 18 percent, a shift that has already prompted vendors to adjust expectations on listings scheduled for the next three weeks.

Local Streets See Immediate Flow-On Effects

Properties along Taylors Road and near the Keilor Community Centre have drawn fresh buyer inquiries since the Station Street result was confirmed. Two three-bedroom homes on Taylors Road listed in the past fortnight now carry revised price guides between $1.45 million and $1.55 million, up from earlier estimates. The Keilor Plaza shopping centre precinct, which anchors daily foot traffic for many eastern residents, has also seen agents reporting higher weekend inspections for nearby units.

Clearance data compiled by the Keilor Real Estate Association shows 14 of 19 auctions in June resulted in sales, with the Station Street transaction accounting for the single largest dollar figure. The previous monthly high had been $1.62 million for a property on Milleara Road in May.
