Keilor: the suburb with the highest rental yield for investors
Keilor delivered a 6.4 percent gross rental yield in the June quarter, outpacing other local pockets.
How we reported this

Keilor recorded the highest rental yield of any suburb tracked by the local real estate board last quarter, hitting 6.4 percent on median three-bedroom homes.
The result follows the June 2026 rate decision that left borrowing costs unchanged for the third straight month. Landlords who purchased near the Old Calder Highway corridor now clear $520 a week on properties bought for $680,000, according to settlement data lodged with the Keilor Property Council on 2 July.
Two streets stand out in the latest yield tables. Investors snapped up units on Robertsons Road within 400 metres of the Keilor Community Hub, where the council runs its after-school program. Further east, homes along Church Street sit two blocks from the Keilor Recreation Reserve, which hosts the weekly farmers market every Saturday.
Why demand stays firm
Occupancy at the Keilor Library branch reached 94 percent in the past financial year, drawing families who need quick access to study rooms and council services. The same tenants now compete for rentals within walking distance of the Keilor Village Shopping Centre, where a new 24-hour medical clinic opened in March.
Board statistics released 5 July show 142 rental listings settled in Keilor between April and June, up 11 percent on the same period in 2025. Median days on market for investment properties fell to 18, the shortest figure recorded since 2023.
Next steps for buyers
Agents at the Keilor Auction Centre have scheduled eight investment properties for sale on 15 July. Prospective buyers can obtain yield estimates from the Keilor Property Council office on Taylors Road before registering. Those who inspect before the weekend market at the recreation reserve will see current tenant demand firsthand.
Early contracts include a three-bedroom house on Robertsons Road listed at $695,000 with a sitting tenant paying $530 weekly. Settlement is set for 12 September.
