Clearance Rate Trends Over the Past Month Show Uptick in Lilydale
Auction clearance rates rose from 65 percent in early June to 74 percent by July 7 across 28 listed properties tracked by local agents.
How we reported this
Lilydale auction clearance rates climbed to 74 percent in the week ending July 7 after sitting at 65 percent four weeks earlier.
The change matters now because June brought three interest rate decisions that kept borrowing costs steady while global supply chain reports raised questions about building material prices through the end of 2026.
Activity on Anderson Street and Hardy Street
Four properties on Anderson Street in Lilydale Village cleared last month while two on Hardy Street near the Lilydale Railway Station also sold under the hammer at the Lilydale Auction Centre on June 19. The Lilydale Real Estate Association recorded 19 registered bidders at those sessions compared with 14 in the same period last year.
Clearance rates moved week by week. The June 12 auction round posted 68 percent clearance with eight of 12 lots sold. The following week on June 19 the figure reached 71 percent. By July 3 it hit 73 percent before settling at 74 percent on July 7. Average days on market for cleared lots fell from 28 to 22 over the same stretch.
Next steps for buyers and sellers
Properties scheduled for the July 17 auction at the Lilydale Community Centre include a four-bedroom home at 112 Olinda Road listed with a $795,000 reserve. Agents advise checking the Lilydale Property Weekly bulletin on July 10 for final vendor bids and any late withdrawals.
Prospective buyers should review recent comparable sales on the association website before attending inspections at 45 Hardy Street on July 12. Sellers planning August listings are encouraged to complete pre-auction building inspections by July 25 to keep clearance momentum intact.
