Yarra Ranges Council Rezones 28 Hectares Near Lilydale Brickworks Site

Yarra Ranges Council will consider rezoning 28 hectares around the former brickworks site off Maroondah Highway at its July 22 meeting.

The proposal targets land currently zoned for light industrial use that has sat largely unchanged since the 1990s. Residents along nearby streets such as Anderson Street and Cave Hill Road have watched values lag behind newer estates closer to Lilydale Lake while demand for housing grows in the outer east. Council officers released the draft amendment last month after a six-month review of the Lilydale Structure Plan update.

Named sites and local programs

The affected area borders the Warburton Rail Trail entrance at the end of Main Street and sits two blocks from Lilydale Primary School. The Lilydale & District Historical Society has held two public sessions on the plan at the Athenaeum Theatre, drawing more than 140 people each time. Both the trail and the school sit inside the proposed new mixed-use boundary.

Median sale prices for three-bedroom homes in the pocket reached $685,000 in the June quarter, according to CoreLogic data released this week. That figure sits 9 per cent below the Lilydale-wide median and has risen only 14 per cent since the same period in 2023, compared with 27 per cent growth recorded closer to the station precinct.

Next steps for buyers and owners

Public exhibition of the amendment runs from August 3 to September 4. Property owners inside the boundary can lodge submissions until the close of that period. Agents active along Anderson Street report two off-market listings already under contract pending the council vote outcome.
