Board data released July 2 showed investment purchases by Mentone residents rose 18 percent year-over-year, with the average investment unit priced at $425,000. That price point allows a 20 percent down payment and still leaves monthly carrying costs below what many currently pay in rent on comparable space.

A household earning $95,000 can qualify for a $380,000 mortgage at current rates. After taxes and insurance the payment lands near $2,350.
