The yield advantage in Mitcham has widened since March when the average sat at 6.4 per cent, according to records compiled by the London Rental Index on 3 July 2026.
Properties along London Road near Figges Marsh and in the streets bordering Mitcham Common have driven the gains. Local agents report quick lettings for terraced houses close to the Figges Marsh recreation ground and the weekly market at Mitcham Town Centre. The council’s Figges Marsh improvement scheme, completed in late 2025, added lighting and seating that has lifted footfall and supported higher rents.
Yield data and price points
Average asking rents reached £1,875 a month for a two bedroom house in the first half of this year, while median sale prices stood at £462,000 on 30 June. That combination produced the 7.1 per cent gross yield, ahead of neighbouring areas where the same calculation produced between 5.3 and 6.2 per cent. Three bedroom homes on streets such as Graham Road and Love Lane showed even stronger returns at 7.4 per cent when tenants signed new twelve month agreements in May and June.
Next steps for buyers
Prospective investors should check current void rates on the council’s planning portal and compare service charges on any leasehold flats before making offers. Several three bedroom terraces on London Road are listed this week between £475,000 and £495,000 with expected rents of £2,050 to £2,150. Early viewings are advised as stock remains limited after the June bank holiday surge in enquiries.
