Moonee Ponds the affordable suburb outperforming all its neighbours
Median house prices in Moonee Ponds rose 13.8 per cent over the past twelve months while adjacent precincts recorded smaller gains.
How we reported this
CoreLogic data released on 2 July 2026 placed the Moonee Ponds median house price at $892,000, a rise from $784,000 twelve months earlier. That increase outpaced every neighbouring pocket tracked by the same index.
The result arrives as interest rates have held steady since March and first-home buyer grants continue to apply to properties under $950,000. Local agents report that buyers priced out of higher-value streets have turned to Moonee Ponds for three-bedroom weatherboard homes still available under $900,000.
Street-level activity
Properties on Holmes Road near the Clocktower Centre have cleared at auction within seven days of listing, with three sales settled in June alone. Further north, listings along Puckle Street have drawn multiple offers from investors targeting the ground-floor retail strip that fronts the Moonee Ponds Junction redevelopment completed in late 2025.
Moonee Valley City Council’s laneway activation program, which installed lighting and seating behind Puckle Street shops in April, has added foot traffic that agents cite when marketing nearby homes.
Price evidence
Domain’s June quarter suburb snapshot showed Moonee Ponds recording 47 house sales with a clearance rate of 72 per cent. The same report listed a median unit price of $612,000, up 9.4 per cent year on year. Days on market averaged 28, four fewer than the figure recorded in the March quarter.
Buyers inspecting now should compare recent sold prices on Holmes Road and Mt Alexander Road before the spring listings arrive. Checking the Moonee Valley Council planning portal for any upcoming works around the Junction site will also clarify likely street changes over the next six months.
