Two named precincts stand out. Sales along Pier Street, which runs beside the working harbour, accounted for fourteen waterfront transactions in the June quarter. Further east, the Northcote Yacht Club precinct saw three restored 1920s cottages sell above reserve, each fetching between $1.7 million and $1.95 million. Both locations sit inside the council's waterfront renewal program, which completed new public pontoons and lighting upgrades in March.

CoreLogic figures released on 2 July show only twenty-seven waterfront listings currently active in Northcote, the lowest July count in five years. First-home buyer grants no longer apply at these price points, so the dominant cohort is owner-occupiers aged 35 to 49 moving from inner-ring apartments. Investors represent 28 per cent of contracts, down from 41 per cent two years ago.
Local data also records a 15 per cent rise in private treaty sales versus auction clearance rates, suggesting vendors prefer certainty over the hammer. Average days on market for properties with jetty access now sit at 19, compared with 34 for equivalent stock two streets inland.

Prospective purchasers should check the Northcote council website for the August waterfront open days scheduled at the Pier Street boat ramp and the Yacht Club car park. Pre-approval letters dated after 1 July remain valid for 90 days under current lender policy, giving buyers a narrow window before spring listings are expected to rise.
