The result arrives as buyers weigh global uncertainty and seek lower entry points close to established transport links. With strikes in the Strait of Hormuz lifting fuel costs and NATO spending commitments adding pressure to household budgets, value-focused purchasers have shifted attention to pockets that still sit below the city median.
Transport and retail anchors lift foot traffic
Properties within four blocks of the Oakleigh Interchange recorded the fastest turnover, with 47 sales settled in the quarter ending June. The nearby Eaton Street market, run by the Oakleigh Traders Association, now draws weekly crowds of more than 2,000 visitors and has prompted two new cafes to open since March. Further east, the Parkview Community Hub completed its $2.1 million upgrade in April, adding meeting rooms used by local real-estate investor groups.
Those facilities sit inside the same 800-metre radius that also contains the Oakleigh Library extension opened last October. Agents report that listings near these sites spent an average of 19 days on market, nine days fewer than the suburb average a year earlier.
Price data and buyer profile
Figures released by the Oakleigh Property Council on 7 July showed 312 transactions completed in the six months to June, up from 241 in the same period of 2025. The median unit price reached $379,000, still 22 percent below the city-wide unit median. First-home buyer loans accounted for 38 percent of Oakleigh purchases, compared with 29 percent city-wide.
Investors who bought on Atherton Avenue in late 2024 have seen rents rise from $410 to $475 a week, according to tenancy records lodged with the local rental registry. Similar gains appeared on sections of High Street near the rail line.
Buyers planning to enter the market should check current listings on streets within 500 metres of the Interchange before the next quarterly data release in October. Local agents advise obtaining pre-approval now, given that three new apartment projects scheduled for completion in 2027 will add only 180 units to a suburb that absorbed 240 sales last year.
