Two three-bedroom terraces on Park Street passed in at auction last Saturday, while a Cecil Street warehouse conversion sold after three rounds of bidding.

Local records from the South Melbourne Real Estate Association show spring auction numbers have averaged 2.8 times higher than winter counts across 2023 to 2025. In spring 2024, 118 properties reached the block with a 71 percent clearance rate; the same period in winter 2024 produced only 41 listings and a 49 percent clearance rate. Median prices in spring reached $1.48 million, compared with $1.29 million in winter.
