Investors Drive Multiple Bids, Boost South Melbourne Home Clearance Rates
Fresh capital from investors is driving multiple bids on established properties and lifting clearance rates in core pockets.

Investor purchases accounted for 31 per cent of settled sales in South Melbourne during the June quarter, up from 19 per cent in the same period last year, according to local agency records.
The increase follows two quarters of subdued activity after tighter lending rules took effect in late 2025. With borrowing costs now steady, groups that paused acquisitions are returning and targeting stock that owner-occupiers previously secured with fewer rivals.
Activity along Bank and Dorcas Streets
Three properties on Bank Street near the South Melbourne Market drew investor bids last month, including a two-bedroom terrace that sold after nine registered bidders. On Dorcas Street, a renovated worker’s cottage close to the Town Hall attracted four investor offers within ten days of listing. Both streets sit inside the 3205 postcode and remain popular for their proximity to tram routes and the market precinct.
Local agents report that investor groups are focusing on properties under $1.4 million that can be rented immediately, rather than those requiring major renovation. This preference has reduced the number of days listings remain on the market from an average of 28 in March to 17 in June.
Clearance rates and price movements
Auction clearance across South Melbourne reached 71 per cent in the final week of June, the highest monthly figure since February 2025. Median prices for two-bedroom units climbed to $985,000, while three-bedroom houses settled at a median of $1.38 million, according to settlement data compiled by the South Melbourne Property Network.
Buyers entering the market now should secure finance pre-approval and inspect early in the week listings are released. Those targeting auction properties need to factor in the likelihood of at least three competing parties, particularly on streets within 400 metres of the market or the Town Hall.
