St Albans Auction Results Show Standout Sales Above Reserve This Weekend
Four properties cleared their reserves by notable margins at local sales on 5 and 6 July.
How we reported this

Three homes in St Albans sold above their published reserves at weekend auctions, with one four-bedroom terrace on Fishpool Street reaching £925,000 against a £845,000 guide.
Clearance rates for the St Albans district held at 68 per cent over the past fortnight, a figure recorded by the City and District Council’s housing monitoring team. The result comes as buyers weigh fresh mortgage data released on 3 July and amid ongoing national economic pressures that have kept some vendors cautious.
Agents tied to the Alban Arena venue reported strong footfall for the Saturday session, while a separate lot near Verulamium Park drew competitive bidding from local families. Both locations sit within the same catchment as the council’s recent affordable-housing allocation round that closed on 28 June.
Properties that cleared above reserve
The Fishpool Street terrace fetched the largest premium, finishing 9.5 per cent over reserve after 12 bids. A two-bedroom flat on Holywell Hill sold for £465,000, £22,000 above its £443,000 reserve, while a semi-detached house in the Marshalswick area reached £712,000 against a £675,000 guide. All three transactions settled on 7 July.
Figures compiled by the district council show average achieved prices in the city centre postcode rose 4.2 per cent between April and June compared with the same quarter last year. Auction volumes in the same period totalled 47 lots, up from 39 in the first quarter.
Next steps for buyers and sellers
Prospective purchasers should register with at least two local agents by the end of this week if they intend to attend the next scheduled auction on 19 July. Sellers considering an auction listing are advised to obtain a current valuation from the district council’s listed valuer panel before 14 July to meet catalogue deadlines.
