Investor purchases made up 22 percent of all completed sales in St Albans during the first six months of 2026, according to figures compiled by the St Albans City and District Council planning department and shared with local agents on 3 July.
The increase follows two quarters of steadier mortgage rates and comes after a quiet winter when first-time buyers dominated viewings. Estate agents report that cash buyers are now securing properties within days of listing, leaving chain-dependent families to extend their searches.
Streets around Clarence Park and homes on Fishpool Street have seen the sharpest rise in multiple bids. Two three-bedroom terraces on Fishpool Street exchanged at £595,000 and £610,000 in late June, both above asking price and both acquired by limited companies registered in Hertfordshire.
Stock levels and bidding patterns
Rightmove data for postcode AL1 shows only 87 homes listed for sale on 1 July, down from 112 on the same date last year. Average asking prices for three-bedroom semis now stand at £625,000, a rise of 4.2 percent since March. Agents at the St Albans branch of Savills note that investors are targeting properties with scope for permitted development, particularly those near the station on London Road.
One investor group bought three buy-to-let flats above shops on the High Street in May, paying £1.05 million for the lot after a single viewing. The same portfolio had been on the market since February without offers from owner-occupiers.

Families still looking should obtain a mortgage agreement in principle before viewing and consider properties in Marshalswick, where investor interest remains lower. Checking the latest listings on the council’s planning portal for recent approvals can also highlight homes that may need work and therefore attract fewer cash offers.
Viewings in the coming fortnight will be critical as new stock is expected after the school holidays begin on 20 July.
