The Sunshine Property Council’s June report also flagged slower movement along Maple Avenue, where three townhouses listed in early May required cuts before contracts were signed in late June.
Data compiled by the Sunshine Real Estate Board shows 112 residential sales closed in June compared with 148 in June 2025. The median sale price settled at $467,000, down $19,000 from the prior year. Properties priced between $400,000 and $550,000 accounted for 62 percent of transactions and carried the longest marketing periods.

Sellers who price within 3 percent of recent comparable sales on the same street reduce days on market by an average of 19 days, according to the board’s tracking. Buyers should request a current comparative market analysis from at least two agents before making an offer and factor in the likelihood of further vendor movement after 45 days. Listings that remain active past mid-August will face competition from new inventory released ahead of the autumn school term.
