Rents for two-bedroom apartments across Sunshine climbed to an average of $1,650 a month by June 2026, still $450 below the capital city average of $2,100, according to data compiled by the Sunshine Property Board.
The gap matters because mortgage rates have held near 6.1 percent since March while wages in regional manufacturing and logistics rose only 2.8 percent year-over-year. Households that once planned to buy now face larger deposits and higher monthly outlays, pushing more residents into longer rental tenancies.
Local neighbourhoods show the strain
In the Riverside district, listings along Oak Street and near the old mill site posted 14 percent turnover since January. The city-run Sunshine Rental Stabilisation Program, which caps annual increases at 4 percent for participating buildings, covered 312 units in Maple Grove last quarter. Landlords outside the program posted jumps of $180 to $220 on renewed leases.
Further west, the former rail-yard redevelopment at Central Plaza added 87 new apartments this spring. Rents there started at $1,550 for one-bedrooms, drawing commuters who previously drove daily into the capital. The local branch of the Housing Access Network reported 87 new applications in May alone, up from 61 the same month in 2025.
Numbers point to tighter choices
Board figures released 2 July showed median asking rents in Sunshine rose 8 percent from January through June. Capital city listings moved 5 percent in the same window. First-time buyer inquiries at three Sunshine branches of First National Bank fell 19 percent between April and June compared with the prior quarter.
