Templestowe Median Prices Rise 4.8 Percent in Quarter Versus Same Period Last Year
Second-quarter figures show steady gains for houses and units across the suburb despite broader economic pressures.
How we reported this
Templestowe median house prices climbed 4.8 percent in the three months to June 30 compared with the same quarter in 2025, according to data released by the Templestowe Property Association.
The increase arrives as global shipping disruptions and defence spending announcements have raised borrowing costs for some local buyers, making the year-on-year comparison a key benchmark for owners deciding whether to list before spring.
Properties along Serpells Road near Templestowe Reserve recorded the strongest movement, while units close to the Foote Street shops in Lower Templestowe posted more modest lifts. The Templestowe Community Centre hosted two well-attended open-house sessions last month that drew first-home buyers checking recent sales on nearby streets.
Street-level movements
Median prices on the eastern side of High Street reached $1.29 million in the June quarter, up from $1.23 million twelve months earlier. Sales volumes at the Templestowe Shopping Centre precinct edged higher by 12 listings compared with the prior year, according to records filed with Manningham City Council.
One three-bedroom house on Porter Street sold for $1.41 million in late May after 18 days on market, a figure 6 percent above the equivalent property sold in May 2025. Agents noted that inspections at the Templestowe Park pavilion increased 22 percent year-on-year.
Outlook for sellers and buyers
Owners planning to test the market before October should review recent comparable sales on their own street and consult the latest Templestowe Property Association report due in early August. Buyers holding pre-approval letters may benefit from locking in rates ahead of any further rate movements tied to international events.
