Templestowe Downsizers Flock to Service-Rich Pockets This Spring

Forty-three downsizer sales settled in Templestowe between January and June this year, with most buyers choosing properties inside a 1.5-kilometre radius of the Templestowe Village Shopping Centre.

The trend reflects steady local demand even as global markets face uncertainty from events in Iran and southern Europe. Local agents report that buyers aged 65 and over now account for one in four contracts signed in the suburb since the start of 2026.

Preferred Streets and Facilities

Properties along Porter Street and Serpells Road have drawn the strongest interest. Both streets sit within walking distance of the Templestowe Leisure Centre, which runs twice-weekly aqua aerobics classes for seniors, and the weekly Templestowe Community Market on Manningham Road. Several recent buyers cited these amenities when explaining their choice of location over more distant suburbs.

One couple who purchased a three-bedroom unit on Serpells Road in April said the proximity to the leisure centre pool and the market stalls reduced their weekly driving by more than 40 kilometres.

Price Evidence and Next Steps

Domain Group figures released on 8 July show the median price for two- and three-bedroom units in Templestowe reached $912,000 in the June quarter, up 6.4 per cent from the same period in 2025. Auction clearance rates for units have held above 72 per cent for three consecutive months.

Prospective buyers should register with Manningham Council’s ratepayer portal before the next round of inspections scheduled for 17 July. Early inspection of strata reports and body corporate fees remains the most practical step before making an offer in this segment.
