Eligibility rules
Applicants must have lived in Williamstown for at least three of the past five years or hold current employment within the municipal boundary. First-home buyers receive priority scoring if their household income sits below $180,000, and a separate 15-lot tranche is reserved for households with at least one member working at the nearby Williamstown Hospital. No investor or overseas buyer applications will be accepted for this round.
How to submit
Applications open at 9 a.m. on July 15 through the council’s online portal at williamstown.vic.gov.au/landrelease. Required documents include proof of residency, a statutory declaration of intent to build within 24 months, and a non-refundable $250 lodgement fee. The portal closes at 5 p.m. on September 1, with ballots for oversubscribed lots scheduled for September 10 at the Williamstown Town Hall. Successful applicants receive 90 days to exchange contracts, with lot prices fixed between $465,000 and $620,000 depending on size and frontage.
Planning officers will hold two information sessions at the Williamstown Library on July 22 and July 29 to walk residents through the portal and answer questions on design covenants that require solar panels and rainwater tanks on every new dwelling.
