Williamstown's New Rail and Road Links Attract Homebuyers

Williamstown's Bayview corridor recorded a 22 per cent rise in median house prices to $1.45 million between January and June this year, driven by the June opening of the Ferguson Street rail extension.

The new infrastructure matters now because it cuts commute times to central business districts by 18 minutes and connects directly to the expanded Williamstown North industrial precinct, where three logistics firms announced 400 new jobs in May.

Named streets and venues shape daily access

Buyers now target blocks along Nelson Place and The Strand because both roads feed into the new rail station at Ferguson Street within a five-minute walk. The Williamstown Yacht Club marina, two blocks east, completed a $4.2 million dredging project in April that added 35 berths and lifted waterfront lot values by an average of $180,000.

Williamstown Primary School on Victoria Street reported a 14 per cent increase in enrolment applications for 2027, a figure the education department linked to families moving into the corridor for the improved transport options.

Price evidence and next steps for buyers

CoreLogic data released on 3 July showed 47 properties sold in the corridor since March, with the median days on market falling to 19 compared with 34 in the same period last year. Three-bedroom homes on Thompson Street currently list between $1.35 million and $1.52 million.

Prospective purchasers should review the Williamstown City Council planning portal for the next round of zoning changes scheduled for public exhibition on 15 August, then contact local agents to inspect lots within 400 metres of the new station before prices adjust again.
