Williamstown Home Values Rise 2.8% as Growth Slows From Last Year's 4.9%
Median house prices reached $1.28 million by the end of June after a slower three-month advance than the surge seen twelve months earlier.

Williamstown median house prices climbed 2.8 percent in the April-to-June quarter, a slower pace than the 4.9 percent recorded in the same three months of 2025. The latest CoreLogic figures released on 9 July place the suburb median at $1.28 million, up $35,000 from the March figure.
The moderation arrives as interest rates have held steady since February and local stock levels have risen modestly. Buyers continue to inspect properties along the waterfront, yet many are negotiating harder on homes that sat on the market for more than 30 days.
Street-level movements
Properties on Stevedore Street recorded an average sale price of $1.45 million across six transactions, down from the $1.52 million average posted in the corresponding quarter last year. Further inland, four homes on Victoria Street changed hands at a median of $1.19 million, still 3.1 percent above the June 2025 level. The Williamstown Football Club ground on Morris Street remains a reference point for local agents when describing walkability to the Nelson Place dining strip.
Hobsons Bay City Council’s waterfront improvement program, which added new seating and lighting along Gem Pier in May, has drawn additional foot traffic to nearby listings. Agents at the Williamstown branch of Greg Hocking Real Estate reported 22 contracts signed in the quarter, compared with 28 in the same period of 2025.
Buyer behaviour and next steps
Domain Group data for the three months to 30 June showed 41 percent of Williamstown sales settled above the asking price, down from 57 percent a year earlier. Auction clearance rates sat at 68 percent, the lowest quarterly result since late 2024.
Prospective purchasers should review recent comparable sales on the council’s online property portal before attending inspections. Those planning to sell in the next six months are advised to obtain a pre-auction valuation from two local agencies to set realistic reserves against the slower growth trajectory.
