Bayview Shores Shows Price Momentum as Wyndham Vale Waterfront Draws Buyers
Median values in the coastal pocket climbed 14 percent over the past year to reach $918,000 by the end of June.
How we reported this
Bayview Shores recorded a median house price of $918,000 at the close of June 2026, marking a 14 percent rise from the same month last year and outpacing every other pocket inside Wyndham Vale.
The lift comes as waterfront stock remains scarce and local buyers compete with investors seeking stable coastal holdings during a period of global market uncertainty. Wyndham Vale agents report contracts exchanging within nine days on average for properties along the water, compared with 21 days for inland listings.
Harbour Road and Marina Crescent Drive Demand
Properties fronting Harbour Road and Marina Crescent have led the gains, with three homes selling above $1.1 million since April. The Wyndham Vale Waterfront Revitalisation Program, launched by council in March 2025, delivered new boardwalks and lighting along the foreshore, lifting foot traffic past Bayfront Park. The Harbourfront Business Association has also run monthly twilight markets at the marina since February, drawing crowds that now spill into adjacent streets on weekends.
Local real estate records show 47 waterfront sales settled in Bayview Shores between July 2025 and June 2026, up from 31 the previous year. Average days on market fell to 11 for homes with direct water access.
Next Steps for Buyers and Sellers
Inspectors at the upcoming open homes on 12 July along Seaview Drive will see fresh listings priced from $875,000. Prospective buyers should arrange pre-approval before attending, while owners considering a sale can request a free valuation from any of the three agencies with offices on the main strip before the end of the month.
