Wyndham Vale Approves 12-Storey Tower Adding Hundreds of Homes

Wyndham Vale City Council granted planning approval on July 9 for a 12-storey apartment and retail complex at the corner of Ballan Road and Wyndham Vale Boulevard, 400 metres from the CBD core.

The decision arrives as the suburb records its fastest population growth in five years and faces pressure on existing housing stock. Local planners have flagged that new approvals must keep pace with demand from families moving into the area for work at nearby industrial estates.

Project sits close to key community sites

The site borders the Wyndham Vale Library branch on one side and sits directly opposite the entrance to Riverbend Reserve on the other. Residents at the new complex will have direct pedestrian access to both the library’s after-school programs and the reserve’s sports fields used by the Wyndham Vale Junior Football Club.

Neighbourhood groups along nearby McGrath Road have already contacted council to request footpath upgrades linking the development to the library entrance. The project also includes ground-level retail space that developers say could house a supermarket outlet to serve the growing number of households between Ballan Road and the reserve.

Scale and timeline set out in approval documents

Planning documents list 312 apartments ranging from one to three bedrooms, with prices expected to start at $395,000 for the smallest units. The total project value is listed at $95 million, and construction is scheduled to begin in November 2026 with a 2029 completion date.

Council records show the approval includes a requirement for 15 percent of the apartments to be priced under the local affordable housing target. The developer must also contribute $2.4 million toward upgrades at the adjacent reserve and library car park.

Prospective buyers can register interest through the council’s planning portal from next week. Current Wyndham Vale residents will receive priority notification letters detailing how to view the full set of approved plans at the civic centre on McGrath Road.
