Doncaster builds £32m AI tech hub near railway station
Construction of a £32 million digital tech hub near the railway station marks a significant step in the city's strategy to become a national leader in artificial intelligence.
How we reported this
Doncaster is currently undergoing a strategic transformation as it works to establish itself as a prominent UK artificial intelligence hub. Central to this development is the construction of Gateway One, a 52,000 sq ft digital tech hub situated near the city’s railway station. According to reports, construction of this facility commenced in April 2025, with a target completion date set for January 2027.
The Gateway One Development and AI Strategy
The establishment of Gateway One is a cornerstone of the city’s broader goal to become an AI Growth Zone and a digital and technology cluster of national importance. This initiative is supported by more than £50 million in regeneration investment and forms a key component of South Yorkshire’s Advanced Manufacturing Investment Zone. The facility is designed to serve as a nexus for technical innovation, attracting global firms to the region.
The city’s tech scene is already benefiting from the involvement of Automated Analytics. The global AI firm has signed on as the anchor tenant for the project and has confirmed plans to launch an AI Incubator within the hub. This incubator is specifically designed to provide essential support for early-stage technology ventures, fostering a collaborative ecosystem for new businesses.
Economic Context and Local Industry Performance
While the city is actively building its digital future, current data provides a clear picture of the local economic landscape. The creative, cultural, and digital sectors have seen 0% employment growth since 2020. However, these sectors are increasingly integrating with the region’s established rail and engineering industries. In tandem with these developments, new tech venture communities are emerging across South Yorkshire to bolster the local innovation environment.
As these infrastructure projects progress, the local tech ecosystem continues to gain visibility. Doncaster’s startup ecosystem is currently ranked #69 in the UK and #1016 globally. Individual local firms have also received external validation for their professional contributions; for instance, Holistic IT was named as one of Britain’s 50 Best Managed IT Companies for 2025.
Looking ahead, the successful completion of Gateway One is expected to provide the physical infrastructure necessary to scale the city's ambition to function as a major AI Growth Zone. Residents and businesses can anticipate the facility’s opening in early 2027, which is slated to coincide with the arrival of the new incubator services for the local startup community.
